OBX Realty Group|Nags Head To Start Beach Nourishment On The Outer Banks In June 2011

It has been a long time coming but finally the Town of Nags Head has received the go ahead to start their beach nourishment project. Beach nourishment has been a controversial topic on the Outer Banks for the last 15yrs. The project will begin in June and start in South Nags Head, an area that has seen the worst beach erosion over the last 2 decades, and will span 10 miles. Only time will tell if it was worth it or not.

Beach nourishment is officially a go for Nags Head

"Other than the weather or equipment failure, no more obstacles appear to be in the way of Nags Head starting to pump sand onto 10 miles of beach this spring and finishing by October.Pending litigation will not affect the timetable, and the state has approved a financing plan, Town Manager Cliff Ogburn said Wednesday.As early as mid-June, Ogburn said, residents and visitors will likely see the first of up to four dredges, the Texas, a vessel the length of a football field, pumping sand from off the South Nags Head shoreline.Ogburn told the Board of Commissioners that the state's Local Government Commission on Tuesday unanimously approved borrowing up to $18 million in special obligation bonds to pay for half of the project."

According to an article in the Virgina Pilot onlinethe Outer Banks' only Walmart store is still slated to be upgraded to a Supercenter, but it could be this time next year before its completed. The expansion will be take place in an area behind the store while the interior will be totally redesigned. The initial expansion was scheduled for this spring but a longer planning process was needed. Construction is slated to begin after the summer tourist season is over and be ready by spring 2012.

The Outer Banks real estate market continues to heat up at the start of 2011. The number of listings that went under contract in January was up 20% from this same time last year. 2010 ended up as the best year the Outer Banks market has seen since 2006. With inventory continuing to decline, down 14% from 2010, and home sales increasing I am starting to see signs of a fundamental shift in the market towards neutral from the buyer's market we have seen for the last 5 years.  

Mortgage rates have moved above 5% for the first time in a few years with many experts saying that by the end of year rates could be close to 6%. The number of distressed property sales has been stable for the last 3 months still hovering around 40%(30% Foreclosures & 10% Short Sales) of all properties sold on the Outer Banks.

One promising sign that the real estate market is getting back to normal is for the first time in 6yrs there was an increase for building permits in 2010. That's right new construction is starting to make a comeback with houses going up all over the beach. Now this is not the spec building of the past but custom homes where buyers took advantage of low lot prices.

The Outer Banks economy got a big boost last year as the 2010 numbers are finally in. According to the Chamber and Visitors Bureau 2010 saw a record number of tourists visit the OBX.  The good news was not only did they show up but they spent money.  Retail sales receipts up 15% in Dare and 83% in Currituck (Corolla) over 2009. Food & Beverage sales up 1.5%.  2011 is shaping up to be even better !!

OBX Realty Group|Outer Banks Real Estate Market Ends 2010 On A High Note

2010 will go down as the year the Outer Banks real estate market finally turned the corner and ended a 5-yr downward cycle. Compared to 2009 the number of property sales increased 20%(the highest total since 2006), the number of active listings decreased approx. 20% and the overall average sold price was retaliatively flat dropping just 2.7% from 2009. That is not bad considering the 13% decline a year ago. Since the Outer Banks market started to decline in August of 2005 the overall drop in average sold price has been 29%. Mortgage rates have started to climb up to  4.75% to 5% which is still an amazing rate however they are projected to slowly inch upward as the year goes on. While the national market continues to search for a bottom the Outer Banks market has turned around and is already starting to recover. Great deals are still to be had and not just in the distressed property market(currently representing just 16% of the total active listings). With that said I believe by the end of 2011 the Outer Banks market will turn Neutral from the Buyer's market we have seen for the last 4 years.
