Outer Banks Real Estate Market: Fall 2025

The Outer Banks real estate market over the fall of 2025 has continued the downward trend from 2024. Sales have been sluggish with 340 sold compared to 408 in 2024, with average days on market for sold properties increasing to 74 from 60 days, while active listings are averaging 121 days on the market. Once bright spit is that prices are trending up slightly, with the current average sold price in 2025 at $854,215 compared to $799,528 at the same time in 2024. Currently, there are 539 active listings with 141 under contract, with an average list price of $1,068,466 and an under-contract price of $904,480.

As we approach the holidays the market typically goes quite until mid-January. Mortgage rates have come down since the summer which brought a small splurge of buyers but continue to keep buyers on the sidelines. However, there is light at the end of the tunnel as rates are forecasted to continue to move downward. This could be setting the stage for buyers who have been on the sidelines to return in the spring.
